Last year, the Summer Village of Birchcliff Council engaged Municipal Planning Services (MPS) to assist Administration with a review of the Summer Village’s current Land Use Bylaw (LUB), and to prepare an updated Land Use Bylaw for Council’s consideration.

As part of the Draft Summer Village of Birchcliff Land Use Bylaw, FireSmart regulations are being considered to enhance wildfire protection. Proposed updates include:

FireSmart Regulations – Proposed Changes
As part of the Draft Summer Village of Birchcliff Land Use Bylaw, FireSmart regulations are being considered to enhance wildfire protection. Proposed updates include:
- Roofing: Buildings must use non-combustible or fire-retardant roofing materials with a minimum Class B fire rating. Wooden roof shingles are prohibited.
- Soffits & Overhangs: Roofs must have soffits or FireSmart-compliant screening to prevent embers from entering roof overhang areas.
- Siding & Fascia: All buildings requiring a development permit must use fire-resistant siding and fascia materials, as outlined in the latest FireSmart - Protecting Your Community from Wildfire or Wildland Urban Interface (WUI) Products listing.
- Patios: Raised patios must have fire-resistant sheathing extending from the floor level to the ground to block sparks and embers.
- Balconies & Decks: Buildings must use fire-resistant materials for balconies and decks, following FireSmart or WUI guidelines.
- Buildings with Exposed Undersides:
- If under 2.0 m (6.6 ft) above ground, fire-resistant sheathing must extend from the floor to the ground.
- If over 2.0 m (6.6 ft), a non-combustible surface cover is required beneath the structure.
- Small cantilevers, such as bay windows, must have fire-resistant under sheathing.
